The Smoky Mountains has been one of the top spots to invest in a vacation rental property for several years now. Many people, from all walks of life have made the decision to jump into the log cabin market because in many cases, your return on your investment exceeds what you can achieve in many other types of investments. A word of caution though, this is nothing to just blindly jump into. There are many moving parts and pieces to this puzzle. Not all cabins, and certainly not all management companies are created equal.
While any licensed Realtor in the state of Tennessee can legally assist you, this is not their home market and they simply do not have the tools or experience to fully represent and protect your interests. It is extremely important to enlist the service of a REALTOR that lives and works in Sevier county, AND, specializes in the log cabin investment market. There are many Realtors that belong to the Great Smoky Mountains Association of Realtors but not all of them are well versed and specialize in the log cabin market. Log cabins is what we do. It is what we specialize in.
Here are a few reasons as to why it is so important to utilize a Realtor that specializes in cabins, as well as what you can expect from us throughout, and even after your purchase:
1. There are a number of different log cabin resorts in Sevier County that all have slightly different rules, restrictions, and covenants. It is important to know what those are and to be able to articulate that to the client to avoid “Surprises”.
2. Many HOA’s have different rules, costs, assessments, history, and fees for becoming new property owners. We have a great deal of experience and relationships with these HOA groups with open lines of communication so that we can provide our clients with crucial information that is imperative in making educated decisions.
3. There are too many management companies to count. It can be extremely intimidating and paralyzing, even for the most versed investor. We have seen many companies come and go. There is no one company that is the “total package”. They all have their pros and cons and it is important to understand which companies are able to perform, at a high level, while not using their owners as “profit centers”.
4. The construction of log cabins is a different animal from regular residential real estate. Many of them are true log cabins, built on the side of a mountain, that is going to have a certain amount of settling and shifting. It is important to enlist the services of home inspectors that inspect these properties day in and day out, that understand the construction and what things to look for when inspecting them. We have an extensive network or inspectors, contractors, engineers, tradesmen, attorneys, and just about every other resource you can think of. This network is an extension of our services to you, the client.
5. Many Buyers are looking to invest their money and use a wonderful little tax deferment called a 1031 exchange. There are very strict rules and timelines when doing a 1031 exchange and it is extremely important to have a Realtor that understands the rules and furthermore has the ability to act quickly on your behalf when identifying properties. We have extensive experience with 1031 exchanges and have assisted many clients with them over the last 13 years.
Our services and loyalty to our clients doesn’t end at the closing table. We understand that many of our clients do not live here locally. Even when our clients enlisting the services of a local management company, we still act as a resource and are called upon for a variety of different things. Many of our clients, after following our direction and advise, end up purchasing a second and even a third cabin.
Essential Guide to Buying Log Cabins in the Smoky Mountains
